Paul D. “Doug” Agarwal founded Capital Commercial Investments, Inc. in 1992, to serve as a vehicle for contrarian value-add real estate investments across the United States focusing on the asset classes of office, industrial, and land. From 2005 to 2014, CCI partnered with Baupost (a $20 billion hedge fund) on 43 transactions. From 2014 to the present, CCI has partnered in investing with high net-worth families. In over 30 years in business, CCI has averaged a 24.7% internal rate of return at the property level return after fees and has sponsored 217 deals totaling more than $1.5 billion in transactions.
Prior to founding CCI, Doug began his real estate career in Austin with two brokerage firms over a span of 11 years, including 5 years at Henry S. Miller / Grubb & Ellis, where he excelled as Austin’s top multi-family producer in 1985, 1987, and 1988, and was a Texas Top 10 Producer in 1987 and 1988. During this time, he also started his own brokerage and consulting entity, Capital Commercial Consultants, Inc., with offices in Austin and San Antonio and specializing in multi-family, single family, and commercial land. Through this entity he sold 4,880 multifamily units (32 complexes) for a total transaction volume of over $200 million.
While working as a broker during the day, at night Doug bought pre-foreclosure houses, duplexes, and small apartments and renovated, leased, and managed these assets. From 1981 to 1986, Doug accumulated 36 units, building the skill set that he carried through to acquisitions.
Doug was raised in Birmingham/West Bloomfield, Michigan, where he attended Michigan Technological University, and studied Metallurgical Engineering.
